Ownership and protection

Sectional title

Each apartment is registered as an independent sectional title under Kenyan law. You own your unit outright, with a proportional share of common areas.

Escrow protection

Buyer deposits are held in a dedicated escrow account at a named Kenyan bank. Funds are released to the developer only against verified construction milestones.

Title transfer

Upon completion and final payment, the sectional title is transferred to the buyer through a registered conveyancing process. Wetangula, Adan & Company Advocates act as legal counsel to buyers throughout the transaction.

Sinking fund

A residents’ sinking fund is established at handover to cover long-term maintenance of common areas, lifts, pools, and building services. Contribution rates are disclosed before purchase.

KRA PIN registration

If you do not have a Kenya Revenue Authority PIN, we guide you through the online application process.

Reservation deposit

Transfer 50% of the purchase price via international bank transfer. Funds are held in escrow.

Sale agreement

Our legal counsel prepares the sale agreement. You may appoint a Power of Attorney in Kenya or sign remotely via your embassy.

Milestone payments

Pay 30% at month six and 20% on handover at month twelve. All milestones are construction-linked.

Handover and title transfer

Upon completion, receive your keys and sectional title. Post-handover property management available on request.
